Features · Maintenance & society
Life after the keys are handed over.
Residents, repair issues, maintenance dues, amenity bookings and the gym — run by the same team, on the same record of the building.
Issues
Block → flat → issue. Nothing falls through.
Tap the block, tap the flat, add the issue — or one issue for all flats of a block. The category decides who is responsible: a vendor, the in-house team or the society. Staff add dated updates and photos to the issues assigned to them; the incharge or property manager approves the closure.
- Days open on every issue; old ones turn red
- On hold — with the reason, and an alert if it stays too long
- Vendor view: open work per vendor, oldest first
- Reports by block, trade, vendor and status

Maintenance dues
Worked out, never typed.
Set the rate once — per sq ft, per flat or per unit type, with GST and the “no GST up to ₹7,500 a month” rule. Billing starts at handover plus the prepaid months, monthly, quarterly or yearly. Every payment carries the dates it covers; Lattice works out what is paid up to, what is overdue and for how many months.
- Receipts pre-filled with dates and the expected amount
- Part payment or shorter period when the amount differs; extra money becomes advance
- Defaulters with follow-ups, promises to pay and disputes
- NoBroker receipt import; waivers approved by the property manager

Amenities & gym
The party hall, the guest rooms, the gym.
Add any amenity with its rate (per slot, day, night or booking), GST, deposit, time slots and rules. Book from a month calendar — double bookings are refused — take part payments with receipts, and track the deposit. Gym members get plans and renewal reminders.
- Warn or block bookings for flats with dues
- Residents: owners and tenants with history
- Resident complaints — confidential when needed
